A good fit for your home?
Start with the room you need, rather than the roof shape you prefer. A generous bedroom, a bathroom and a study each make different demands on usable space. Sketch where you would stand, sit and store things.
A loft can preserve a much-loved garden, but the new stair also changes the floor beneath it. Consider the whole route through the house before treating the roof as an independent room.

What we plan together
A joined-up scope
Agree the structural work, insulation, windows, stairs, electrical work, heating and internal finishes together. Bathroom fit-out and fitted storage should be separately described so nothing important hides inside an allowance.
Decisions outside the building work
Design services, surveys, permissions and specialist advice need named owners and an agreed budget. The written scope should say who arranges each appointment and which fees are included.

Know the house before the work
The first assessment should consider roof form, structure, access, existing services and the proposed escape route. The design team can then identify the surveys and approvals relevant to the property.
Ask how the new stair meets existing doors and landings. A drawing of one attractive top floor is not enough if the route up makes the rest of the house awkward.

Room for possibility
Make the edges work harder
Low parts of the roof can become drawers, wardrobes or built-in desks. Place circulation and frequently used fittings where standing space is comfortable.
Light without losing calm
Compare roof windows with other roof alterations through the needs of the room. Think about shading, privacy, ventilation and the view from a bed or desk, not simply the amount of glass.

Coordinate structure, daylight, bathroom services and storage. Record the decisions that must be made before work begins.
03 — Build and connect
Agree access and protection, complete the roof work, connect the stair and services, then inspect finishes and hand over the relevant documents.

Note where a stair might fit, what storage you need to retain and whether you expect to remain at home during the work.
Separate essentials from preferences: for example, a bedroom may be essential while an en-suite is a choice to explore.
